It is the purpose of the CC&Rs to preserve the natural beauty, view and surrounding areas of the association. For this purpose the CC&Rs state the following:
No Dwelling of any kind shall be commenced, erected or added without the express written approval of the board of the Pine Mountain Land Owner’s Association. The board will review all plans and specifications among other things to fit within this declaration’s intent.
All Lot improvements and construction shall comply with all applicable ordinances of the Sanpete County and the State of Utah. The Board’s approval of compliance with Pine Mountain Land Owner’s Association’s restrictions and covenants shall not be deemed an indication of compliance with local and state regulatory requirements.
How to Request Building Approval?
If you need to request building approval from the board, please email the board at [email protected] with the following information:
- Your full name
- The lot number where the structure will be built
- A copy of your plans
The CC&Rs and By-Laws do not contain any specific building requirements or ordinances, therefore, all plans will generally be approved assuming that you receive approval from Sanpete County (as mentioned in the CC&Rs above). Sanpete county has fairly strict building ordinances and their approval of your plans is sufficient for association board approval.
When applying for a building permit with Sanpete county, the county will require an “HOA” letter of approval indicating that you have association approval to build. If you need such a letter from the Association, you can request the letter with your building approval request and it will be provided.
