Member Dues

Dues

Membership Dues are assessed each calendar year and are used for Association expenses such as road maintenance.   The primary objectives of the member dues are:

  1. Provide critical services (Road maintenance, dumpster, gate repairs, etc…)
  2. Provide a fair system that equally distributes association costs among members
  3. Minimize expense to landowners

Dues are to be paid by May 1. Any Member who cannot pay their dues on time should contact the Board to make payment arrangements as soon as possible.

Rates

As determined by membership vote in 2019, annual member dues for 2024 are:

  • $130 per first lot owned
  • $75 per additional lot

For 2025 a dues increase was approved for the following amounts. These will go into effect January of 2025.

  • $180 per first lot owned
  • $105 per additional lot

 

Collection Policy

Money from dues is primarily used for road maintenance which begins late May/early June. Timely payment of dues is necessary in order to pay for labor. If you are late in making your dues payment, the Board will apply late payment penalties, collections, and liens as follows:

30 Days Late

If you are 30 days late with your dues payment a $10.00 late fee will be charged and you will receive a late notice. Interest will also begin to accrue on your payment at a rate of .0833% monthly (10% per year).

90 Days Late

If there is no response to the late notice, after 90 days a second letter will be sent notifying the Member that their account is delinquent.

120 Days Late

If there is still no response after 120 days, the Member will be sent to collections.  The collections company will charge a 40% fee on top of the dues, late fees, and interest that are owed. A lien may also be placed on the property at the members expense ($110.00 lien fee to Sanpete County).
