Our land is a highly desirable location for recreation. In order to prevent unauthorized access, the association is protected by gates at all entry points. Keys and remotes for the gates are provided to land owners, emergency responders, and an approved list of service providers only. The following policies have been put in place to maintain proper ownership and distribution of keys and remotes:
Keys are $15 per key. Remotes are $25 each. Land owners may purchase them by contacting the association secretary.
Land owners in the association may request up to 10 keys per owned lot. Keys are numbered and will be tracked to the land owner to which they are assigned.
Remotes also have the same limits. Land owners may purchase up to 10 remotes for each lot owned. This allows a land owner to have up to 10 keys and 10 remotes for a total of 20 per property.
We recognize that at times keys may be lost or stolen. If a land owner has not exceeded their key or remote limit, they may purchase additional keys or remotes at the current member rate. If a member has exceeded their key or remote limit, the following restrictions have been put in place to prevent abuse of key policies:
Land owners may purchase replacement keys by contacting the association secretary.
When a property is sold in the association, it is the owners responsibility to transfer all keys and remotes to the new land owners. Keys and remotes will be tied to the property. If you purchase a property and the land owner did not provide you with keys and remotes, it is your responsibility to retrieve the keys from the former owner. If the previous owner is not able to find all of the keys, a lost key fee will be assessed for any key that is not transferred to the new land owner. The lost key fee will be assessed at closing and the title company will be provided with the fee schedule.
Keys are the property of the association and may not be traded or sold to any individual who does not own property within the association. The selling of keys to any individual who does not directly or indirectly own property in the association is considered unlawful and legal action may be pursued against anyone found in violation of this policy. A fine of $5000 per key will be enforced for any such violation and members will not be considered in good standing until keys have been returned and fines have been paid in full.
Keys are not to be duplicated. Any documented incident of duplicated keys will be fined at $1000 per key and members will not be considered in good standing until duplicate keys are submitted to the Board and fines are paid in full.
