Lockboxes create a security risk because they provide access to Association roads and gates to anyone with access to the lockbox. While lockboxes are sometimes used by real estate agents, property owners, or contractors to provide temporary access, their use must be carefully controlled to protect the Association and its members.
The following rules apply to all lockboxes:
- Lockboxes are permitted only on Association entry gates for temporary access. Lockboxes are not permitted on the dumpsters or anywhere within the Association parking lot.
- Every lockbox must be clearly labeled with the property owner’s name and lot number. Including a phone number is strongly encouraged so the owner can be contacted if necessary.
- Lockboxes are intended for temporary use only and may not remain in place for more than 30 days unless prior approval has been granted by the Board.
- When used by a real estate agent, the agent should accompany prospective buyers into the Association rather than providing unattended access whenever practical.
- The Association is not responsible for lost, stolen, or damaged lockboxes or keys.
- Any unlabeled lockbox, any lockbox located on the dumpsters or within the Association parking lot, or any lockbox that remains in place for more than 30 days without Board approval may be removed by the Association without notice. Any costs associated with removal are the responsibility of the property owner.
